Buyer representation on new builds
The builder's sales team works for the builder. I work for you, with two decades of construction and real estate experience behind every step from lot selection to closing.
How I help
Orientation, slope and neighboring lots affect value for years. I help you weigh your options before you sign.
I review the purchase agreement, timelines and upgrade sheet with you, so your money goes where resale value is.
I help you schedule a licensed home inspector at the right stages, such as before drywall and before closing, and follow up on what they find.
I build the punch list with you at the final walk and help follow up on warranty items after closing.
How representation works
When you walk into a model home, the sales agent represents the builder. Having your own agent gives you someone focused only on your interests, from the contract terms to the condition of the finished home. Builder policies on working with buyers' agents vary, so register your agent on your first visit and ask the builder how they work with agents. On new construction I represent buyers only; builders have their own sales agents.
Construction background
My years in construction mean I know what questions to ask, what a well-run build looks like, and how to read an inspection report. Inspections themselves are done by licensed home inspectors; my job is to represent you from contract to closing.
